The Specific Plan

Major land division often requires a Specific Plan be drafted or designed prior to the development of the area. This specific plan will contain the site specific information for the development area such as the traffic circulation pattern, street section width, and the utilities infrastructures. It also detail out the different planning areas and how each area will be developed. The development area planning guide will show the number of dwelling units per acre, the zoning requirement, and vehicular access. The specific plan or the planning guideline is the chalk that defines the contour of the sculpture.

Serrano Height at the boundary of Orange and Anaheim in the Southern California is one of the most spendid community I have invovled with. The site is located high above the hills. The terrain is irregular and requires detail evaluation and analysis in final engineering preparation. Drainage run-off is carefully diverted away from the subdivision site channeled into storm drain collection system. Sewer is collected via gravity system and outletted downstream. Water feed the subdivision with the water tank located adjacent to the site. Most of the top builders such as: Pulte Homes, KB Homes, Centex Homes, and Shea Homes have their fine products available for the public's housing need. This is another great project by SunCal Companies, which provides me with the opportunity in urbanize this property.

A custom dream

Custom home build by the affluent is designed differently than the regular tract home. The site location is unusal often due to the size and scenic features it demands. For instance, some of the lots might not have utility service available to it. A leech field is required if no public sewer service is available. Site grading can be challenging as well since the terrain is often irregular. Design consideration need to be made for drainage run-off toward the site and devise way to rechannel around it in protection of the property.

Land design from a sculptor perspective

Design of a land use feature especially in a hillside situation is challenging and an art in itself. The land use is limited by the environmental constrain and other local regulations in place to ensure the suitability of the design. The sculptor utilize the contour configuration in achieveing the best usage of the land while keep minimum disturbance to the existing ground feature. Imagine an urban setting community surrounded by natural beauties. An area where traffic access to and from the community is well planned and no traffic congestion during commute hours. This is the community where the public school is closely located to the residents. There are both walking and horse trails surround the community with scenic views beyond the view point. Buildings within the community are blended in within the environment setting. This is what a well planned residential setting should be and we want you to share part of this goal in making it a reality for you and your decendants for generations to come.
